What if the morning property walk also became dedicated time with one member of the team?
After the morning huddle, the Property Manager could invite a different team member each day for a 30-minute walk of the property and available homes.
The property gets walked. Vacants can be checked before tours. Everyone stays familiar with what’s happening across the community. And along the way, something else happens: conversation.
The team member gets dedicated one-on-one time with the manager without adding another meeting to the calendar.
The walk might include:
Something the team member wants to discuss or learn
What they’re hearing from residents or prospects
Issues either person has noticed around the property
Upcoming priorities, goals, or development opportunities
A quick rundown of target vacants before the day’s tours
Rotating the walk also gives everyone some ownership. Team members can even come prepared with a topic for their assigned day.
There are plenty of ways to mix it up. An Assistant Manager or Leasing Manager can lead the walk to build leadership presence. Leasing can occasionally walk with Maintenance. New team members can use the walks to learn the property while getting to know the people they work with.
And yes, there’s the added benefit of getting everyone out of the office and moving for a bit. 😊
